Lisbon is a city where two addresses that look close on a flat map can behave very differently in real life. Lower Baixa and parts of the riverfront are easier underfoot; Alfama, Bairro Alto and several streets around Chiado can add steep cobbles, stairs and older buildings to every arrival and departure. If mobility, a pram or heavy luggage matters, check the final few hundred metres to the front door rather than trusting the district name.
Sleep is the second filter. Bairro Alto and the busiest part of Cais do Sodré make sense when nightlife is part of the plan, but a room above or beside a late bar can be a poor trade if you want early starts. A quieter street in Príncipe Real, Santos, Marquês or a carefully chosen part of Baixa may give you faster access to the same evenings without putting the party directly below the pillow.

Lisbon has more accommodation types than one stereotype suggests
The official Visit Lisboa directory currently separates hotels, pousadas, hostels, local and rural accommodation, apartments and hotel-apartments, guest houses and camping. In other words, do not choose on the assumption that the centre is only tiny guesthouses or apartments. Decide whether you want the predictability of a larger hotel, the independence of an apartment-style stay, or the character of a historic conversion, then check the building itself.
For older properties, confirm whether there is a passenger lift and whether it reaches every floor. For summer stays, confirm air conditioning for the exact room type. For light sleepers, recent room-specific noise comments are more useful than a generic claim that an entire neighbourhood is "quiet".
Budget the city tax before checkout
Lisbon City Council's current 2026 schedule sets the overnight municipal tourist tax at €4 per guest per night, up to seven nights per person per stay, subject to the municipality's exemptions. Properties and platforms may show or collect it differently, so check whether it is already included in the amount you are comparing.
There is no honest universal "book exactly X months ahead" rule. Fixed event dates, family rooms, step-free rooms and other scarce requirements justify securing a cancellable option early; flexible dates give you more room to compare. The useful check is the final price, cancellation terms and room features — not a magic booking window.
